What is the current Los Altos Ca Real Estate market? Let us compare from January 2009 to January 2010

we can see some interesting changes:

1). Home inventory dropped from last year’s 76 to 63 this year. The numbers of sold homes has

gone up this year to 14 from last year’s 7.

2.) The average Los Altos homes sales price is lower this year. This January’s sales

price is $1,514,107 vs. last January’s $1,900,000. The median sales price of

January 2010 is $1,462,500 which has gone down from last January’s $1,620,000.

3.) Last January took average 83 days to sell a home but it took 114 days this year.

This real estate trend is the same as last month. In January of 2010

There were17% less homes for sale and 100% more Los Altos homes

were sold. The average Los Altos sales price decreased 20% and also the

Los Altos median price homes have decreased10% from last January to this January.

Los Altos CA real market trend June 2009

How is the current Los Altos Ca Real Estate market? If we compare from June 2008 to June 2009, you will find some interesting changes:

1). Home inventory rose up from from last year’s 64 to this year 109. The numbers of sold homes rose from last year 33 to 40 this year.

2.) The average Los Altos home sold price is lower. This June sales price is $1,637.200 vs last June’s ’ $1,921,306 The median sales of June 2009 is $1,483,000 which is a drop from last June’s $1,640,000.

3.) Last June took average 20 days to sell a home however this year will need 50 days to sell a home.

This real estate trend is the same as last month. In the June of 2009 there are 70% more homes in inventory and 20 more the Los Altos homes get sold. The average Los Altos sales price dropped 14.79% and the Los Altos median price homes dropped 9.57% from last June to this June. The above data information came from the www.reil.com.

Look at the left graph you can see Los Altos Single Family Real Estate market from April 2008 to April 2009. The April 2009 is the right most bar and the 1st from the left bar is April 2008. An overview of Los Altos Single Family Real Estate market of April 2008 compared to April 2009 shows some interesting economic changes: 1.) The

Los Altos homes inventory rose to 132 this year from last year’s 65. The sold homes are a little less then last year. Last April sold 24 homes and this April is 11. 2.) The average

Los Altos homes price is still on the down turn. This year’s sold price is $1,574,000 vs. last years’ $2,050,114. The median sales on

Los Altos homes has dropped also from $1,760,404 to this year $1,500,000.3). It would take 60 days this year to sell a Los Altos home but last year would be only 29 day. From all the numbers we can tell there are more homes for sale and less of them actually sold. The home prices have modestly drifted downwards.

Los Altos continues to attract the qualified buyers who are looking for good schools, and the quality of life.

The median sales on Cupertino homes has dropped also from $1,199,000 to this year $955,000. 3.) It takes shorter this April to sell a Cupertino home as 26 days vs 27 days. With all the numbers we can tell there are more Cupertino homes for sale and less of them actually sold. The average and median price for Cupertino homes dropped about 10% from last April to this April.
