Today I held the open house of 847 Miller Ave Cupertino duplex, an agent was showing it to two ladies. They are interesting in this place and asking a lot of questions. I did what I can to explain of the characters of this duplex.

• Since it is a Duplex you may live in one unit and rent the others. It is much easy on your pocket book.
• Excellent Cupertino Schools system: Eaton  elementary and Lawson Middle school have API scores higher then 900 points.
•  For  last 6 months the simiar Square footage (1800 – 2000 sf) homes sold from $983K to 1.07 Millions. Our asking price for this duplex only $850K. Needless to say it is a good deal even on a busy street.

I found out quickly that  the buyers are two families. Each family wants 3 bedrooms. Here is the catch this duplex only offer 3 bedrooms one side and 2 bedrooms. The current Cupertino city building code may not allow to build additional room for this size lot. The buyers need to check with the city if they can modify the layout to give away some of the  living room space to create another  bedroom. What a creative way to buy a duplex – each family only need to pay half the price to owe a piece of CUPERTINO.

Yesterday a French Radio station reporter came to our Cupertio Real Estate office requesting to  interview a local realtor regarding ” What happens to Cupertino realty estate after the Apple purchased large Cupertino land?”  When she asked me this question, I have to tell her we cannot see any impact this quick. The Apple computer purchased   95 acres of HP old Cupertino site around end of November 2010. now it is the largest land owner of Cupertino. Cupertino has been Apple’s home base for more than 30 years. The   co-founders Steve Jobs who went to Cupertino Junior High School and Homestead High School, has expressed loyalty to the suburban city. We all knew this Computer and mobile music player maker- Apple, Inc is growing in lighting speed. We knew more office space  will lead more jobs ,more restaurants , more retail spaces to filled and more revenue to city of Cupertino. 

What is the current Cupertino Ca Real Estate market? Let us compare from August 2009 to August 2010 we can see some interesting changes:

1). Home inventory has dropped from last year’s 127 to 111 this year. The numbers of sold homes has gone down this year to 30 from last year’s 33.

2.) The average Cupertino homes sales price is lower this year. This August’s sales price is $1,011,938 vs last August`s $1,126,643. The median sales of August 2010 is $1,050,000 which has gone down from last August`s $1,100,000.

3.) Last August took average 68 days to sell a home but it took 27 days this year.

This real estate trend is the same as last month. In August of 2010 there were 12.6% less homes for sale and 9% less Cupertino homes were sold. The average Cupertino sales price decreased 10% and the Cupertino median price homes has decreased 4% from last August to this August.

 3.) Last July took  average 55 days to sell a home but it took 40 days this year.

 This real estate trend is the same as last month. In July of 2010 there were 20% less homes for sale but 2.6% more Cupertino homes were sold. The average Cupertino sales price increased 9% and the Cupertino median price homes has increased 9% from last July to this July.
