找對經紀人 房屋可賣好價錢 By grace keng 找對經紀人 房屋可賣好價錢 聖荷西水星報( San Jose Mercury News )報導: 聖塔克拉拉縣(Santa Clara County )房屋地產經紀人協會總裁溫尼斯表示, 聖塔克拉拉縣巴洛阿圖市( Palo Alto )、庫比蒂諾( Cupertino )等學區好的城市房價與銷售成績的確表現亮麗, 可是水星報指出銷售成績較差的一些聖荷西地區, 如經由有經驗的房地產商處理, 一樣有以不錯的價錢賣出的例子. 聖塔克拉拉縣6月份的房屋銷售情形成兩極化發展,房屋銷售量比去年同期大跌22%,創下當地12年來最低紀錄,可是中間房價不斷提高,比去年同期增加2.7%,達到79萬1000元. 並且比巴洛阿圖,庫比蒂諾,薩拉度加( Saratoga)等高價位房屋銷售情形良好.房屋產專家表示,聖塔克拉拉縣巴洛阿圖、洛斯阿圖( Los Altos ) 、 山景城( Mountain View )等學區好的昂貴住宅區, 現存代售屋預計36天內即可售出, 而聖荷西的東區、南區與中間地帶的現存代售屋過多, 估計要一年以上才能銷售完畢. 代售屋存量過多也影響到這些地區的房價. 水星報亦指出, 聖荷西東區與南區等地的房價近幾年不斷下跌, 如聖荷西一所3月份推出的房子, 面積1148 平方呎, 標價才58萬元, 而屋主2005年9月買下這棟房子的時候共花了62萬5000元. 溫尼斯認為如果賣方找有經驗的房地產商處理, 以適合行情的的價錢推出, 則在聖荷西等地銷售房屋並不是太難的事情. 他說, 事實上他最近才以不錯的價錢在聖荷西區售出一所中古房子, 因此聖荷西等地銷售情形不佳可能與屋主或經紀人處理的方式有關. 溫尼斯同意受到次級貸款風波影響, [...]
